Why a 6/12 pitch turns a 1,200 sq ft footprint into 1,342 sq ft of roof

A pitched roof always covers more surface than the flat footprint beneath it, and that gap is the whole reason a roof estimate cannot start from the building’s plan area. Pitch is quoted as rise per 12 — a 6/12 roof climbs 6 inches for every 12 inches of horizontal run — and that single ratio sets a multiplier every later number inherits. Footprint is the building’s length times width plus any eave overhang, which the overhang field adds to both dimensions, because the covering has to reach past the wall on every side.

Pitch multiplier

Multiplier = sqrt((Rise / 12)^2 + 1)

Rise is inches of rise per 12 inches of run. A flat roof (rise 0) gives a multiplier of exactly 1.

Roof area

Roof area = Footprint area x Pitch multiplier

Footprint = building length x width, plus any eave overhang on each side.

Roofing squares

Squares = Roof area x (1 + Waste%) / 100

One roofing square = 100 sq ft, the standard unit materials are sold and installed by.

Run the 40 ft × 30 ft building: the footprint is 1,200 sq ft, the 6/12 multiplier is 1.118, and the actual roof surface is about 1,342 sq ft — 142 sq ft you would never have bought if you priced the plan. The same rise entry reports as an angle of about 26.6°, arctan(6/12), and as a 50% grade, so one number answers roof pitch in all three notations at once.

The multiplier is also the sensitivity worth knowing before you argue with a quote. Holding that 1,200 sq ft footprint fixed:

A rise of 0 gives a multiplier of exactly 1, so roof area equals footprint area — which is what a flat TPO, EPDM, or modified-bitumen membrane roof actually needs. Below about 4/12 the pitch adds under 6% and barely moves an order. At 12/12 it adds 41%, and a bid priced off the footprint is short by most of a delivery.

Order 14.8 squares for a 13.4-square roof, and count dormers separately

Roofing is not sold in square feet. One roofing square is 100 square feet, and it is the unit shingles, underlayment, metal panels, and membrane are quoted, sold, and installed by — so 1,342 sq ft of surface is 13.4 squares, and a 2,400 sq ft roof is 24 squares, before any allowance for waste. It is why a bid reads “24 squares” rather than 2,400 square feet.

Waste is the second number you choose, and the one that decides whether the delivery falls short. It applies to the area before the division, not to the square count after it: add 10% to that 1,342 sq ft and you are ordering 1,476 sq ft, which is 14.8 squares. Round up from there — 14.8 squares is an order for 15, because you cannot buy 0.8 of a square or a fraction of a bundle.

Every one of those figures assumes a single plane. This calculator does not total multiple planes, dormers, valleys, or hips for you; a complex roof has to be measured and added plane by plane for an accurate total. When one overall footprint is all you have, raise the waste allowance to absorb the extra cuts and offcuts rather than trusting the single-plane number as though it were complete.

Rebuilding the same math in a spreadsheet takes two cells, so there is no separate Excel version to hunt down: =Footprint*SQRT((Rise/12)^2+1) returns roof area, and that result *(1+Waste%)/100 returns squares.

45 bundles and $6,000: what 15 squares of shingle actually costs

Materials & Cost turns a square count into an order, and the button in the area result carries your squares straight across, so the bundles are counted from the geometry you just entered rather than a number retyped from memory. Fifteen squares of 3-tab shingle at 3 bundles per square is 45 bundles; at $400 per square installed, the estimate is $6,000. Three bundles per square is the near-universal standard for both 3-tab and architectural (dimensional) shingles, but some heavier architectural products need 4 — check the wrapper and change the bundles-per-square input first, because that single figure moves the bundle count by a third.

Installed 2026 US costs run about $3.43–$4.65 per sq ft for 3-tab and $4.11–$5.57 for architectural, or roughly $3.50–$6.50 per sq ft across tiers, which is $350–$650 per square. Metal spans far wider at about $7–$30 per sq ft depending on type, with steel near $10–$14 per sq ft, aluminum $11–$17, and standing-seam profiles $10–$16. Flat TPO membrane runs around $7 per sq ft. Each material type pre-fills its own starting cost per square when you select it.

Cost = Squares × $ per square, so the rate carries the whole estimate. That pre-filled figure is a starting point and never a quote: local labor rates, roof access, tear-off of the old layer, and current material pricing move the real number a lot. Replace the default with an actual bid and the total stops being a national average and starts being your roof.

Weight per sheet, the one number roof geometry cannot give you

Metal Panel mode estimates area and cost exactly as shingles do, then adds a calculation nothing else on the page feeds. Switch on “Calculate metal sheet weight” and Weight (kg) = Length (m) × Width (m) × Thickness (mm) × 7.85, the 7.85 being steel’s density in g/cm³ folded into the unit conversion. Enter the sheet size with either a thickness in mm or a common gauge — 16 to 26 ga, converted for you — plus the quantity, and you get weight per sheet alongside the total in kg and lb. That total is the figure that decides delivery, handling on site, and whether the structure underneath carries the load.

It runs independently of the rest of the mode: it does not consume the roof area or the square count, so you can price a roof with one and weigh a delivery with the other. What it deliberately does not do is count panels. Panel count cannot be derived from total area, because real layout depends on your actual panel width, the direction of the run, and each roof plane’s dimensions; dividing an area by one panel’s area would over-count coverage and ignore every offcut at the edges.

Metric roofs, GI sheet, and the RCC slab this is the wrong tool for

The area, pitch, and squares math is unit-agnostic: switch Roof Area & Squares to meters and every formula behaves identically, because a multiplier has no units of its own. The square does not convert with the dimensions — it stays the 100 sq ft, or about 9.29 m², trade unit materials are quoted against in the UK and elsewhere even when the building itself is measured in metric. Nothing in the multiplier, the square, or the bundle count is jurisdictional; only the money is, so enter your own local material and labor rates rather than the US defaults.

RCC — reinforced cement concrete slab roofing, the norm across much Indian residential construction — is not. That is a structural concrete quantity rather than a roofing-material one, and a concrete volume calculator is the right tool for it.

No satellite, no address lookup: what has to be measured before you type

Every number here comes from the length, width, and pitch you enter. This calculator does not pull imagery from a satellite, a map, or an address lookup, and it cannot read your roof from a photo. For automated aerial measurement you need a dedicated measurement service or the professional report roofing contractors often commission — take whatever length, width, and pitch that report gives you and enter them here for the square, material, and cost figures. None of it is a substitute for a licensed roofer’s on-site measurement and quote.

Sources and methodology

The pitch-multiplier and roof-area formulas follow commonly published roofing-estimation methods, cross-checked against three independent sources for the same result. The sheet-weight formula uses steel's standard density (7.85 g/cm³). Material costs are general, sourced 2026 US starting points, not a live data feed.
