$250,000 clears the mortgage and $43,000 goes in costs
A $500,000 sale with a $250,000 mortgage outstanding leaves $250,000 of equity on paper. Commission at 6% takes $30,000, closing costs $8,000 and repairs $5,000 — $43,000 in total — so the cheque is $207,000.
Sellers consistently anticipate the equity figure rather than the proceeds figure, and the gap is usually the commission. Running this before setting an asking price is what turns "we have $250,000 of equity" into a number that can actually be used as a deposit on the next purchase.
Six percent of the price, regardless of how hard the sale was
At $30,000, commission is two-thirds of the total selling costs here, and it scales with price rather than with effort. It is also the most negotiable item in the transaction: rates vary by market and by agent, flat-fee and discount models exist, and in several jurisdictions the structure has changed recently under legal and regulatory pressure.
A point off the commission rate is worth $5,000 on this sale — more than any other single saving available to a seller. It is worth asking about explicitly, and worth comparing more than one agent before signing.
Repairs demanded after inspection, and the concessions that follow
The repairs line is where sales commonly slip. A buyer\u2019s inspection produces a list, and the seller either fixes the items, credits the buyer, or reduces the price. Any of the three reduces net proceeds, and none appears in the original calculation most sellers do.
Other items vary by jurisdiction: transfer tax, title insurance, attorney fees, outstanding HOA dues, and in some markets a share of the buyer\u2019s closing costs as a concession. Building a realistic figure into the closing-costs line before pricing is far better than discovering it at completion.
A mortgage balance that is current, and a tax position you supplied
The mortgage figure should be the payoff amount rather than the statement balance — it includes interest accrued to the completion date and any prepayment charge, and can exceed the balance shown online. Any second charge or home equity line must be added; both are cleared from the proceeds.
Capital gains tax is entered rather than computed. A principal residence is often exempt up to a threshold while an investment property usually is not, and depreciation claimed on a rental is typically recaptured at its own rate.
