Comparing properties of different sizes on one number
A $300,000 property of 2,000 square feet is $150 per square foot, or $1,614.59 per square metre. The measure exists to make differently sized properties comparable: a $450,000 house at 3,000 square feet is the same $150, and the two are priced identically in the only sense that can be compared directly.
It is the standard first filter in a market and the standard opening in a negotiation. A property listed at $175 per square foot in a neighbourhood trading at $150 needs a reason — a better location within the area, a recent renovation, a bigger plot — and asking for that reason is what the comparison is for.
Finished, gross, and internal measurements differ by a fifth or more
The area figure is the weakest part of the comparison. Different markets and different agents include or exclude basements, garages, attics, balconies and common areas. A property measured on gross external area shows a materially lower price per square foot than the identical property measured on net internal area.
Two listings from different agents in the same street can therefore differ by 20% on this measure without any difference in the properties. Where it matters, check which standard was used, and where possible compare against sold prices measured the same way rather than against asking prices measured however each agent chose.
A house twice the size is rarely twice the price
Within any market, larger properties almost always show a lower price per square foot. Land, a kitchen and a bathroom are close to fixed costs regardless of size, so they are spread across more area in a larger home. Comparing a 900-square-foot flat against a 3,000-square-foot house on this measure will always favour the house, and it is not telling you the house is better value.
The measure works within a size band and breaks down across them. The useful comparison is against properties of similar size, type and age in the same area — which is also how professional valuers use it, as one input among several rather than as a valuation.
Land, condition, aspect, floor level and every quality difference
Two properties at $150 per square foot can differ in plot size, parking, condition, natural light, floor level, view, noise and outlook — none of which appears in a price divided by an area. Land in particular can dominate: a small house on a large plot is priced mostly for the land.
It also says nothing about running costs. A larger property costs more to heat, maintain, insure and tax, so the cheapest price per square foot is frequently not the cheapest property to own. Use it to shortlist, and never to decide.
